COURSE INTRODUCTION & OUTLINE:

DB is a method of project delivery with a single contract with one entity (the design-builder) for design and construction services.

Must define the basic objectives of the design-build project very early in the process.

– Physical components, operational requirements, and performance expectations

– Describe the project in such a way that the design-builder has enough information to Deliver the intended project

– Design-builder will propose the total project price based on only the conceptual plans, Define objectives and performance specifications

Design Build is an alternate procurement technique. Success or failure can often be traced back to these three selection points.

First, make sure the project is suitable for design build. The best contract administration may not be able to salvage a poor project choice.

Second, you won’t get a second chance to define the project. This step will take more time and effort than most people expect. Studies of projects that got into trouble showed that 80% of the problems were due to a poor scope of work. Extra effort here pays big dividends.

Third, I don’t have to tell you how important it is to get the best contractor. It is even more important in Design Build. Some contractors are better than others. Put in the effort to get the best contractor for your specific project
